The video clip is 1 minute & 38 seconds long from the movie "Christmas Plus One" a Lifetime movie. Some quick background to know PRIOR to watching the video clip: Michael (the young man you'll see in the video clip) originally had problems following instructions for writing articles at his job. He finally agreed to write about Christmas (per his boss' direction) even though he didn't want to (hasn't been his thing since his dad died when he was a teen during this time of year & they were both big into Christmas). You can see that even when his boss loved the article he wrote, what happens.

 Some quick tips to ensure you have success watching & hearing the video:

1) Ensure that you have working internet access so that you can successfully view the video.

 The video clip is the perfect example of being pushed to a higher potential (taking a risk and not playing it safe). That's what life is about, knowing what risks are worth taking & not always playing it safe while realizing & achieving your highest potential.

The video clip is also an example of how when you hear, read, or see posts on social media (or life in general) about how when something bad happens to you, it's because something better is coming to you.

1. Is it a good time to buy a home in Puyallup? Is investing in real estate in Puyallup worth it? It wouldn’t be a good investment for the short-term (i.e., one-year).
 
For a 5-year investment the profit is expected to be around +10.06% which means that investing $100,000 today (March 2023) may yield a profit of $110,060 by 2028.
 
2. Will the median listing price of homes in Puyallup grow, rise, and/or go up?

Yes, the Puyallup home prices may rise from $379,202 to $386,531 in one-year.

3. Is it profitable to invest in Puyallup homes?
   Yes, the long-term profit potential is +1.93% in one-year.
 
4. Will Puyallup house prices fall/drop? Will real estate prices decrease in Puyallup?
   No. It is unlikely to happen.
 
According to this same source, median home values in Puyallup increased by 2.065% to $379,202 between February 28, 2022 and February 28, 2023. The average annual profit of a property investment was:
 
8.012% in 2018
5.863% in 2019
-6.151% in 2020
-0.20095% in 2021
2.160% in 2022
0.000001% in 2023

Based on Walletinvestor.com’s Puyallup real estate market research and report, the predicted sales prices will increase by 19.157% in the next 10 years. More supporting evidence of the predicted increase of the value of homes in Puyallup, is that over the last 12 months, the value of homes in Puyallup fluctuated: with an increase of 11 times and a decrease of one time.
 
Rockethomes.com provides data that doesn’t support now being a buyer’s market, however, by knowing this information can help you make better strategic decisions if you decide to buy. According to a February 2023 Puyallup Housing Market report updated the beginning of 2023, when asked if Puyallup is a buyers or seller’s market, they replied sellers which means prices tend to be higher and homes sell faster. According to this same source, it’s been a seller’s market since February 2022. The prices of homes in Puyallup keep rising, according to Rockethomes.com, homes in Puyallup have sold for 7.2% more than they did a year ago. However, even with the rising prices of homes so are the sale of them. In January 2023, 18 homes were sold in Puyallup compared to 114 in February 2023. They predict March 2023 to have +533.3% for homes sold in Puyallup (Rockethomes.com).
 
As a result of rising sale prices of homes in Puyallup, Rockethomes.com advises that if you’re buying a home in Puyallup, you could end up paying more than the asking price since 34.2% of homes here are sold above the asking price according to data for last month. To provide further data supporting this point, in February 2023, more than 39 listings in Puyallup were sold above the asking price. During that same period, more than 37 listings were sold at the asking price and 38 sold below. (As mentioned at the beginning of Rockethomes.com’s research, by knowing this information can help you make strategic decisions such as don’t pay more than the listing price!)

What is the news saying about the current housing market? According to a local news article on mynorthwest.com on March 1, 2023, “Seattle’s housing market has cooled: is now the time to buy?” They discuss their opinions and advice from local real estate experts. According to their article, “Seattle’s once-sizzling housing market has cooled off a lot which is potentially good news for those looking to buy. Because according to a National Survey, housing prices across the country declined for 6 months in a row. That drop has been the sharpest in San Francisco and Seattle.”
 
Although this same source thinks it may be potentially a good time for buyers, they want us to be aware of these 2 but’s:

1. There aren’t that many houses for sale.
   
2. Interest rates are much higher than they were a year ago. The current    rates in Puyallup are 6.39% for a 30-year fixed loan (according to          businessinsider.com).

Calev, a Bellevue, Washington realtor remembers that a year ago there were bidding wars for homes that were for sale compared to now, “It’s not that way; it takes a little longer. About 40% of homes sell in the first 30 days, which is still not bad. It used to be 80% of homes were selling in the first 30 days.” According to Calev housing prices have dropped: “From the height of the market, which was in May, they came down 15%,” she said. According to this same news source, the main reason being because of the high interest rates. According to this same source, the week before last (mid-February 2023) mortgage purchase applications had declined by 18%. That’s the lowest level since 1995! Purchase applications were down 41% in just one-year.
 
Luke Zender, a Washington home lender, stated: “I think there’s great opportunity here again. It’s important to get into the home.  It’s kind of like the term, ‘marry the house, date the rate’. The rate can change and you can refinance at any time.” That’s the pitch from many lenders because the house you buy today will most likely cost less than it did a few months ago.

​Female Empowerment Movie #2:  The 2000 release of “Erin Brockovich” based on the true story of a real woman’s experience fighting for justice for herself, her 3 children, and a legal case against a large corporation that no law firm has dared to do before. One of the most famous, true, and funny scenes from the movie is when her boss and attorney, Ed Masry asks her for “her number.” She responds back listing off various significant numbers in her life; from the age of each of her children, the number of dollars she has in her bank account, and the number of times she assumes he’ll call her.

​Female Empowerment Movie #3:  The 2001 release of “Legally Blonde” starring Reese Witherspoon, Luke Wilson, and Matthew Davis is a romantic comedy about Elle Woods, a fashionable sorority president, a Hawaiian Tropic girl, Miss June in her campus calendar, and a blonde. Expecting to be proposed to by fraternity boy, Warner Huntington III, she is dumped for not being serious enough when he goes to Harvard Law School. She decides to attend Harvard Law School as well, to win him back and show how “serious” she can be. ​Female Empowerment Movie #4:  The 2022 release of “Call Jane” starring Elizabeth Banks and Sigourney Weaver is based on the true story in 1968 about the “Jane Collective” an underground network in Chicago that provided safe abortions to women before Roe v. Wade made them legal. While the characters in the movie were fictional, the organization’s mission, its methods, and the overall story of its members providing and performing abortions are all based on the real collective, which helped over 11,000 women between 1969 and 1973.

The synopsis of the movie: A drama portraying a suburban housewife, Joy that develops a life-threatening condition after becoming pregnant. Unable to get a legal abortion even after an appeal of an all-older white male board at a hospital, she seeks help from “Jane” the collective of an underground network of women who provide safe, but illegal abortions. Joy eventually joins the collective to assist with the abortions.

Female Empowerment Movie #5:  The 2006 release of “Devil Wears Prada” starring Meryl Streep and Anne Hathaway is another great movie about career, love, and relationships in general. It is about Hathaway being an assistant to an impossibly demanding New York fashion magazine editor Miranda Priestley (Streep), a job that “a million girls would die for.” Just when Hathaway thought she’d never become like them, she does (and not just with making her outer self over) that she has to decide whether she wants to continue to have the job that others would kill for.
 
IMPORTANT to note: There will be a “Devil Wears Prada 2” movie that is scheduled to only release in theaters in the U.S. on May 1, 2026. Anybody want to see this movie with me? There's no right option for everyone, since everyone's wants and needs are different. For example, you may choose to move to a less unemployment rated state without a job first, because you believe you'll find a job there easier than where you are now because of the research, your belief and abilities in yourself, and think the change of scenery is also what you need. Just remember (if you already know) OR know if you don't, the definition of insanity is trying to do the same thing over and over and expecting different results. Growth happens when you're NOT in your comfort zone. Growth happens when it's NOT easy, when it's challenging, and hard. Growth happens when you make a change no matter how big or small. "Where there is no struggle, there is no progress,"--Frederick Douglass (former abolitionist and slave).

The landscape has definitely changed with interviewing for a job nowadays. Depending on where you interview, you may NOT even have a real person interviewing you at your remote job interview and instead an AI bot. Exact stats can't be provided for your odds of being interviewed by an AI bot at your next job interview, but is "increasingly likely" due to Google AI. 🙂

Some quick tips & info. to know PRIOR to clicking the link ABOVE for the video:

1. You'll have to sign in to prove you're NOT a bot (common with YouTube videos).
2. After signing in, the video should automatically play without even having to click on the white sideways triangle on the middle of the video.
3. Ensure PRIOR to clicking the video link that you have speakers on whatever device you're using ON and LOUD enough for you to hear (including any external speakers, if applicable). With Windows computers and laptops, you can find the sound icon in the bottom right-hand corner of the task bar (an image of a horn with waves coming out of it to represent sound) which you'd click on to adjust the volume with the toggle slider. ALSO IMPORTANT: Ensure that the sound icon (described what it looks like in this same section #3 step) does NOT have a line through it with a circle which means the sound is off). To turn it back on click on it if that's the case.
4. EXTERNAL speakers: If you're using external speakers as well (you'd know as whatever computer OR laptop you're on would have speakers that you visibly see that are hooked up to your device) ensure they are hooked up, hooked up correctly, powered on, and loud enough for you to hear. If you're having problems getting external speakers to work, unplug them (physically from you device) and just use your built-in speakers on your device (refer to step #3 for specific steps).

Even thought you can use chat GPT to predict interview questions that will be asked at your interview (which is shown how to do in the video I provided above), NOT all companies are down with using AI bots for interviewing. Deloitte's U.K. graduate program has gone back to in-person interviews, Amazon and Anthropic (an AI company) have issued guidelines explicitly stating that candidates using AI tools during interviews will be disqualified, Superhuman (an email app company) won't allow chatbots in its technical interviews, Pinecone and Linear companies prefer that candidates demonstrate their problem-solving skills without relying on chatbots in interviews, Detroit Labs utilizes a collaborative hiring approach, including "Mass Auditions" to assess teamwork and adaptability, suggesting a focus on human interaction rather than AI bots, Mogul - a startup all-female social media platform, uses a "trial run" of the job as the final step in their hiring process, giving candidates the chance to experience the role and team firsthand, implying a preference for real-world interaction over AI interviews, DigitalOcean evaluates resumes with human recruiters and prioritizes building relationships with candidates through human interaction in interviews, and last but NOT least Microsoft has adjusted its hiring practices to prioritize evaluating candidates for skills like adaptability and creativity, which might indicate a move away from solely relying on automated assessments.

Aside from some of the companies I listed that are NOT using AI bots for certain interviews those of you who prefer a more human touch (me), as well as want to be prepared in the event you get a live-person interview, I'm here to practice with you remotely and provide NOT only the interview questions, but also feedback on responding to the questions, examples, feedback on your appearance and background of where I'm interviewing you remotely so that you can put your best "face forward", get it? We'll be doing a remote interview session where I will be seeing your face and NOT foot (the saying is "put your best foot forward") then these packages may be for you.😊

Example #2: I noticed different packaging (see container I saw on the ground) in image below when I was out for a walk this past April for Mc Donald's. Note: I haven't been to a Mc Donald's in years, so maybe this isn't new packaging, but it looks new to me.

I also saw their sign regarding adult happy meals in May in Tacoma (see image below) which would be another example of their re-branding. According to Google AI, Mc Donald's has offered adult happy meals in the past, but they aren't a regular menu item and is often tied to limited time promotions. (These meals also known as "collector's meals" have featured unique toys or collectibles and have been a success in driving sales and engagement).

These individuals would most likely need assistance with getting updated or brand-new copy written for their website or advertisements. They may also want to consult and get advice with how to better market their business and that's where I would come in.

If you know of someone going through a re-brand (or about to) for their business that you want to refer to me- after you tell them about me and how you think I can help them they can reach out to me via email. At a Fourth of July parade, Jenny is stunned to see Nick again-- but she's even more surprised by the fireworks that spark between them


"Mom!" shouted Josh. "I need help with my bike." He adjusted his George Washington costume while Jenny filled his basket with candy. They were lined up at the local bank behind a group of whinnying horses as they finalized preparations for the Fourth of July parade. Both 9-year old Josh and his dog Duke could hardly contain their jubilant excitement.

"Aren't you a good boy," said a deep voice behind them. "May I pet him?" Jenny turned to see a handsome man with unforgettable piercing blue eyes. She knew those eyes. "Nick? Is it really you?"

"Jenny Wilcox?" Nick asked. "I thought you'd gotten married and moved away!"
Jenny's heart skipped a beat as she remembered their undying friendship forged in eighth grade.

"I thought the same!" They hugged awkwardly and Jenny introduced Josh to Nick.

Just then, the noon whistle blew and Sage Valley's Fourth of July parade commenced. Led by proud veterans, the parade participants followed, and Josh tossed candy to kids along the route, which would wound around blocks of flag bedecked homes.

​"Remember when we were in the parade on that tandem bike?" Nick asked.

"We were a big hit."

"Boy, we had fun playing tag until fireflies lit up the night, vying for the most grass stains. And remember hiding dimes in the hopes of surprising others--back when we thought a dime was a big deal because you could buy a candy bar?"

"Those were good times," mused Jenny. She then turned to Nick. "I told Josh I'd meet him at the park for a barbecue after the parade. Would you want to join us by any chance?"

"Absolutely," said Nick. As they ambled toward the park, Josh and Duke headed excitedly towards them. "Mom! Nick! Look, I got second place in the contest for the best decorated bike!" "Amazing! Let's all celebrate with some food then," smiled Jenny.

The smell of grilling hamburgers lured them to the Lions Club booth. The fire department had set up a water slide, a barbershop quartet entertained the crowds and families and friends laughed together. Nick and Jenny perched on a nearby rock wall and watched Josh play with friends. As they smiled, their fingers accidentally touched and Jenny felt a spark flicker between them. So did Nick. But just at that moment, an apple pie vendor walked by, and Nick broke the spell by getting up to purchase a pie for them to split.

"Why did I ever leave all this?" Nick sighed. "Your dad's job, I guess?" You moved at the end of eighth grade. I was heartbroken for awhile! Then, many year later, I'd heard you got married."

"Yeah, that didn't work out."

"Same here," said Jenny.

"After the divorce, I moved back to be closer to my mom. Took a job at the school." Jenny paused. "So, what are you doing back?"

"Aunt Violet died last month and left me her house. Speaking of...I need to feed her cats. Do you have plans tonight?"

"Just watching fireworks!"

"Would you and Josh meet me back at town square?"

"It'll just be me. Josh is spending the night with a friend."

"Great! See you later then."

Jenny returned home and put on a summery dress. Her heart fluttered thinking about getting together with Nick again.

At the square, she quickly found him among the crowd. "Aren't you beautiful!" he said and hugged her. Jenny found it difficult to focus on the fireworks with Nick so close, but soon she was ooohing with everyone else.

When the display ended and families trailed off, Nick suggested they stop at the town gazebo. "Let's finish what we started earlier," he said.

"And what is it that we started?" asked Jenny.

"Filling in the years for one another---admitting I never forgot my first crush," he said with mirth. He guided them to a bench in the gazebo, which was outlined by a cascade of tiny twinkling fairy lights.

"First crush?" Jenny asked.

"You, Jenny. Always you."

"But we didn't know that in eighth grade, right?"

​"I think we sensed it." He paused. "You know...we never actually kissed back then."

"Should we now?"

​Nick put his arm around Jenny. They leaned into each other and exchanged a gentle kiss that instantly sped up Jenny's heart. He moved his hand back to the bench and it caught on something between the slats. He pulled it out and handed Jenny a dime.

"Is this a sign?" Nick asked. "Oh, I remember!" This was the year we hid 1976 dimes. Finding it today surely means something, right?"

"Absolutely--this dime is a big deal," Nick smiled. "Maybe it signals a revolutionary new beginning for us," he said as he gently bumped Jenny's shoulder with his own. They slowly swayed to the soothing drone of crickets and the occasional burst of far-off fireworks. The air smelled like summer and the sweet aroma of freshly cut hay from the nearby fields.

"Well, I guess life can turn on a dime sometimes," she whispered to Nick, smiling.
